Do I Need an Exemption Certificate for My Attic? A Guide for Homeowners

Is my Attic Conversion Exempt?
Attic Conversion

Exemption Certificate for my Attic

If you have converted your attic and it doesn’t require planning permission (for example, no dormer windows or windows facing the front or roof alterations), you will still need to provide a Certificate of Exemption from Planning.

This certificate is a formal statement, signed by a qualified Architect, Building Surveyor, or Engineer, confirming that the attic conversion does not require planning permission and is therefore exempt from any future planning enforcement orders.

Certificate of Compliance with Building Regulations

Depending on when the conversion work was completed, you may also need a Certificate of Compliance with Building Regulations. This certificate, which can be issued by the same professional, verifies that the work was carried out in accordance with the relevant building regulations applicable at the time of construction. This certificate will be based on certain strucutral requirements being in place to determine if this certificate can be provided. We can offer guidance and advice on if your attic is compliant, or if not what you would need to do to get it over the line.

Why Are These Documents Important?

Both documents can provide assurance to the buyer that the property is legally compliant. This is essential for the buyer’s solicitor to validate the property title, which, in turn, is crucial for the mortgage approval and drawdown process.

At ComplianceCertificates.ie, we can offer both certificates, ensuring that your attic conversion is fully documented and compliant, providing peace of mind for your property sale.
